As a locally-owned property management company based right here in St. Augustine, we provide flexible service plans designed around your specific needs and schedule—whether you’re away for long stretches or simply want consistent peace of mind. Every plan includes our comprehensive basic inspection protocol, detailed reports with timestamped photographs delivered by email after each visit, and prompt notification of any concerns so minor issues never escalate.

To ensure truly personal care, we intentionally limit the number of properties we manage. This means you’ll always work with the same dedicated team member who becomes familiar with your home’s unique features. We begin with an in-person meeting to understand your expectations and preferences. Custom visit schedules are welcome—contact us to create the plan that’s just right for you.

Plan Visits Price

Biweekly Plan 2 $100 /Month

Single Visit Plan 1 $55 /Month

Basic Inspection Includes:

Mail and Package pickup
Check for signs of break-ins
Visual check electrical panel for tripped breakers
Check alarm system
Visual check HVAC system
Short run of the dishwasher to prevent tubes from drying out.
Verify refrigerator(s) are working
Run garbage disposal briefly to prevent seizing
Visual inspection water heater for leaks
Visual check for leaks and mold inside the property
Inspect doors, windows and gates are secured.
Flush toilets and ran faucets.
remove door fliers.
Visual yard inspection verify is well-maintained.
Visual inspection of the pool.
Visual pest inspection inside the property

Storm/Hurricane Pre & Post Check: $150 (Drone roof Inspection)
Vendor Coordination-Meet service provider: $40/hr
Vehicle Check- start car(s), check tires: $20+
Grocery /Restock Services: $80+ cost of groceries
Replace A/C Filter: $20+ cost of filter
Emergency Visit: $80
